1. Acceptance of Terms

By accessing or using the Deal Scout website, submitting an inquiry, or agreeing to receive mobile communications from Deal Scout (operated by Coleman & Co. Holdings LLC), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services or provide your contact information.

2. Mobile Messaging (SMS) Terms of Service & Frequency Cap

Deal Scout provides automated and customer care text messages for real estate opportunities, inquiry confirmations, appointment scheduling, transaction milestones, and owner/buyer inquiries.

  • Opt-In Consent: By providing your mobile phone number on our website, via verbal consent, or via direct inquiry, you explicitly consent to receive text messages (SMS and MMS) from Deal Scout at the number provided. Consent is not a condition of any purchase or transaction.
  • Message Frequency: Message frequency may vary, up to a maximum cap of 5 messages per week.
  • Pricing / Rates: Message and data rates may apply. Check with your mobile carrier for your plan details.
  • Cancellation & Opt-Out (STOP): You can cancel the SMS service at any time. Reply STOP to opt out, or text STOP to (203) 204-4169. Upon texting STOP, we will send an SMS confirmation confirming you have been unsubscribed. After this, you will receive no further SMS messages unless you re-subscribe.
  • Customer Care & Assistance (HELP): Reply HELP for assistance, text HELP to (203) 204-4169, or contact customer support directly at (203) 204-4169.
  • Carrier Disclaimer: Mobile carriers (including but not limited to AT&T, T-Mobile, Verizon, and regional carriers) are not liable for delayed or undelivered messages.
  • Privacy: We respect your privacy. As detailed in our Privacy Policy, mobile information and opt-in consent will not be shared with third parties or affiliates for marketing purposes.

3. Real Estate Information & Services

Deal Scout provides property intelligence, data aggregation, and relationship coordination for real estate acquisition. All information, property records, and analytics are provided for informational and due diligence purposes. Deal Scout does not provide legal, brokerage, tax, or investment advice. You are responsible for conducting independent inspections and verification prior to entering into real estate contracts.

4. User Representations

By submitting information or requesting communication, you represent that:

  • You are at least 18 years of age and legally authorized to enter into agreements.
  • The contact information and phone number you submit belong to you.
  • You have legitimate interest in buying, selling, or evaluating the relevant real estate opportunities.

5. Limitation of Liability

To the fullest extent permitted by applicable law, Coleman & Co. Holdings LLC and Deal Scout shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of your access to or use of the service or mobile communications.
